For how long has Remodeling by Joseph been doing business?

Remodeling by Joseph has been remodeling homes in and around Dallas and Fort Worth area since 2002. Giuseppe Rispoli, founder and owner, has been in the remodeling industry since 1996.

Do you guarantee the work that will be done on my residence?

Any of the work we do is guaranteed for 1 year! If there happens to be are any defects workmanship, we promptly – free of charge!

Do you do “free” estimates?

Our initial consultation is free of charge. This usually takes place at your house where we’ll discuss your plans and what possibilities may exist regarding to your personal situation. From this initial consultation we can generally present to you a “high-low” budget range either during that initial visit or after some time spent estimating back in our office. This, alongside some due diligence is often enough information for your needs (and us) to decide on if we are an ideal fit to be your contractor.We may charge for any thorough design, estimating, specifying and feasibility work beyond this point. This work is sometime necessary in order to set a reliable cost for your specific project.In case you and your spouse or partner feels that you would like to move forward, we will generate a Design/Build Agreement based on your personal goals and budget. This lets us to do the work needed to thoroughly design and estimate the cost of your project without any obligations to the actual construction of the project.

I’ve heard stories of contractors starting a job and then leaving before it’s finished. When you start my job will you finish it?

We have heard these stories too and we do absolutely everything possible to keep your project moving along quickly. We never take on more projects than we can handle at any given time. If there is work that can be done on a given day, someone will be there working.

Should I consider be out of my house during the remodel?

Remodeling can be sometimes inconvenient and messy, especially kitchens, bathrooms, and floorings. However, most of our projects are completed while our clients occupy their homes. Our clients find our team of mature craftsmen and professional tradesmen to be very courteous and accommodating. But, if your project is extensive, it may become more practical for you to temporarily move out. You can discuss you specific situation with us prior to scheduling your project.

Should I anticipate any costs beyond the contract price?

Most remodeling projects do cost more than the original contract price. This is caused by several factors including; unforeseen conditions like decayed framing, hidden pipes or wires, etc. Changes in the design or plan, upgrades or additional work requested by the homeowner can be another factor. Given our level of experience, we anticipate many problems ahead of time; problems often overlooked by other contractors, and do our best to factor these into our price.

However, despite our best efforts to control costs, our clients typically spend between 5-15% more than the original contract amount. Therefore we recommend that you plan for this ahead of time and set additional funds aside to afford you the flexibility to make changes and upgrades as you see fit as the job progresses and to allow for unforeseen costs.

Remodeling by Joseph will not charge more than the original contract price unless we do additional work or incur addition costs beyond what is stated in our contracts.

Do you guarantee your prices?

As stated above, the price we quote is guaranteed as long as the scope of work and specifications don’t change. If you ask for different materials or additional work is needed, the price may change. You will be informed immediately if and whenever this occurs.

What’s the difference between an estimate and a price?

An “Estimate” is just that “an Estimate”. It can and most likely will change. Many contractors lack the ability and/or patience to produce accurate estimates and tend to “guesstimate” the costs based on very little information. This method offers you no protection against cost changes.

A “Price” is generally fixed, and is usually based on more detailed information taken from the site visit and/or drawings. A price generally requires a fixed set of specifications and scope of work and therefore requires a great deal of “pre-planning” and designing. This method offers the most in the way of price protection. Usually the client and the contractor agree (in writing) on a fixed scope and fixed price.

These are general definitions. It all depends on the terms set forth in the contract. Remodeling by Joseph does over 90% of all jobs on a “fixed” price.

How do you handle Change Orders?

All work that constitutes an additional charge will be done through a written Change Order or verbal approval.

Should I get other estimates before proceeding?

Getting other estimates is a personal decision. It’s very easy to compare prices but very difficult to compare scopes of work, specifications and even more difficult to compare service and craftsmanship. People are often tempted by a lower price and live to regret it when they don’t get the job they expected or worse, the project is never completed. Our advice is, hire a contractor you trust and feel confident will do a profession job for you. Gain this confidence by doing your due diligence – check references and ask lots of good questions.

A recent report published by the National Association of the Remodeling Industry confirmed that 91% of the homeowners that “seriously considered only one or two remodeling contractors” were completely satisfied. Satisfaction rates dropped significantly for those considering several contractors.

How can I be sure I will get a quality job at a fair price?

This is closely related to the question above. However, bear this in mind – REPUTATION, REPUTATION and REPUTATION! If you have chosen a contractor that has an impeccable reputation for doing quality work in the community, chances are high that you will get a good job at a fair price. Always ask for a list of reference!.

Will I be able to select the actual products for my project?

Yes. All products like doors, hardware, trim, windows, siding, plumbing and electrical fixtures, flooring, paint colors, you select all specialty items, etc., with our guidance if needed.
